 Thermosash Service & Maintenance
General Manager (Board Reporting Role | Group Executive Platform)
Enterprise Context & Strategic Mandate
Thermosash Service & Maintenance (TSM) is the newest operational pillar within the $150M+ Thermosash Group—joining Thermosash Commercial, Insite Façades, and Woods Glass. Established in late 2023, TSM was created not as a division, but as a strategic asset protection platform—bridging project delivery and long-term façade performance through diagnostics, lifecycle intelligence, and technical stewardship.
Appointed by the board to lead this Greenfields venture, I was entrusted with full responsibility to design, launch, and scale TSM under its own P&L from March 2024. My remit extended across strategy, systems, people, financials, governance, and brand identity, with a clear mandate to build a future-ready business that protects Thermosash's legacy and enhances client trust far beyond handover.
Industry-wide, the façade remediation and maintenance landscape had shifted rapidly. Cladding reform, increased insurance scrutiny, long-term performance obligations, and highly visible public projects all demanded a new level of strategic execution. Thermosash needed a solution that extended its legacy of quality beyond construction—and I delivered it
Architected and Led by Chrisco
At Thermosash Service & Maintenance, I didn’t just grow a division—I built an entirely new operational model that reshaped how a 50-year-old company delivers long-term value in a post-defect, compliance-conscious market.
What began as a Greenfields business unit is now a strategic, non-asset-heavy consultancy and execution arm, operating independently within Thermosash Group’s legacy ecosystem.
Key Strategic Innovations:
Shift from Reactive Works to Strategic Asset Planning
We moved away from basic maintenance and defect repair to develop risk-weighted, forward-looking façade care plans—bridging the gap between building owners, councils, insurance, and operational budgets.
Integrated Risk, Compliance, and Lifecycle Strategy
I architected a model that doesn’t treat façade service work in isolation. It synthesises surveying, digital documentation, contractor scoping, lifecycle forecasting, and client-facing decision logic—all delivered with Thermosash's brand of precision and trust.
Accredited Service Methodology
Under my leadership, we created a structured, auditable model for working on live façades—training and accrediting people within our lane rather than relying on fragmented subtrades. This internal methodology allows us to uphold Thermosash standards across every technician and site.
Digital Intelligence Meets Legacy Trust
I led the implementation of Connecteam and real-time field documentation, merging it with Thermosash’s QA expectations to form a fully transparent façade intelligence system—auditable by building owners, councils, and internal directors alike.
Consulting-First, Delivery-Supported
Perhaps most profoundly, I inverted the traditional model. Rather than sell work then try manage risk, we lead with diagnostics and advice, turning Thermosash into a strategic partner instead of just a service provider.
Outcome:
Thermosash S&M is now a trusted technical partner to high-risk, high-visibility clients. It delivers outcomes with fewer assets, lower delivery overhead, and deeper client trust. The model is scalable, defensible, and positioned for intergenerational growth—because it’s based on thinking, not tools alone
Strategic Business Design
Created and executed the entire business structure, commercial model, and service framework for TSM, aligning with Group strategic priorities while ensuring high-operating independence
Positioned TSM as a risk-mitigating lifecycle partner, not a reactive service vendor
Board-Level Operations & Governance
Report directly to the Group Director – Commercial & Projects, with ongoing responsibility for financial performance, risk, HSE compliance, and strategic alignment
Operate with full executive accountability across financials, performance tracking, client governance, and internal capability expansion
Integrated Systems for Scalable Delivery
Implemented Connecteam as the digital backbone—integrating HR records, HSE tracking, QA workflows, task management, and client-side reporting into a single real-time platform
Enabled external surveyors, auditors, and client PMs to access live QA documentation and performance records—ushering in a new era of transparency and accountability
Strategic Planning & Leadership
Developed TSM’s 3-year growth plan with operational sequencing, talent forecast, and market engagement metrics
Oversaw integration of TSM into all relevant Group tenders, warranty pathways, and strategic risk planning
Financial Stewardship
Full responsibility for budget creation, revenue forecasting, cost control, and margin performance
Embedded financial discipline into field and support operations, driving 55%+ margins across high-value works
Innovation in Diagnostic Intelligence
Launched a proprietary Façade Condition Reporting & Risk Grading Framework, used by building surveyors, consultants, and client-side asset managers
Deployed ASTM/WGANZ-aligned post-remedial testing protocols, ensuring objective verification and enabling clients to close the compliance loop confidently
People, Culture, Capability
Led recruitment and development of all staff, spanning technical managers, rope access specialists, commercial admin, and project delivery
Integrated succession planning, DEI values, and group-aligned performance metrics to build a culture of ownership and accountability
IP & System Stewardship
Maintained stewardship over internal methodologies and innovations developed during employment—balancing Thermosash IP with pre-existing Agile systems
Ensured group use of digital systems (including pricing, project structuring, and QA tools) was contractually protected and enterprise-safe
Digital Integration via Connecteam for live QA, HSE, HR, and compliance visibility
Workforce Structuring: I mapped, hired, and trained a multidisciplinary team including in-house abseil technicians, technical inspectors, and accredited façade specialists
Client Engagement & Pre-Contract Consulting: TSM doesn’t wait for work orders—we advise, inspect, and lead from the first point of need
Business & Project Achievements
Successfully transitioned Fonterra from CIS Group to Thermosash by delivering a higher-value execution framework. Although the $48M project did not proceed due to client budget constraints, I took the proposal to execution-readiness and maintained the client relationship through high trust.
Deployed a digital operations platform that captures and syncs QA, HSE, HR, and job site data—making it real-time accessible to Thermosash Group Directors, clients, independent surveyors, and auditors.
Opened a new revenue stream as the preferred lifecycle partner to Thermosash Commercial, maintaining and verifying performance of newly completed buildings—ensuring long-term integrity and Group brand protection.
Supported Building Surveyors with structured façade data collection and post-remedial testing, using in-house rope access teams trained in compliant documentation and image capture.
Provided technical documentation, scope of works, and diagnostics to supplement and support surveyor reports, creating a seamless interface between inspection and delivery.
Transformed over 100 individual job sites into a centralised strategic portfolio—auditable, forecastable, and managed with real-time data.
Digital Enablement & Client Transparency
Built a real-time documentation system through Connecteam, ensuring:
HR records and certifications
HSE logs and incident tracking
QA documentation, scope variations, photographic evidence
Project-level correspondence and signoffs
Audit trail access for external surveyors, PMs, and Group management
Health, Safety & Compliance Leadership
Responsible for full compliance under PCBU obligations, including:
H&S policy creation, audit design, and inspection scheduling
Contractor onboarding and competency verification
Incident investigation and near-miss tracking
Culture-building for site-level safety accountability
IP Governance
Retained contractual stewardship over key Agile IP contributions including:
Agile Cladding and Unified Cavity Systems
Escutcheon penetration systems
Agile Decking, Fencing, Louvers, Modular Panels
Excel-based Job Management and Estimating System
Allowed internal usage, while preserving post-employment innovation rights
Philosophy & Strategic Approach
At Thermosash Service & Maintenance, I didn’t just lead projects—I redefined the entire purpose of remedial work.
Rather than treating defects as problems to fix, I saw them as strategic insights—diagnostic indicators of deeper system behaviour. This reframing allowed us to shift from short-term patchwork to long-term asset stewardship.
Our approach begins where most providers disengage: post-handover. We created frameworks that protect not just buildings, but reputations, warranties, and future investment decisions. Façade condition reports evolved into structured decision tools. Post-remedial testing became a mechanism for compliance closure and insurance alignment.
Every methodology we built—every test, report, technician procedure, and document trail—was designed to be:
Auditable by regulators
Transparent to owners
Defensible to insurers
Trusted by future stakeholders
This is more than maintenance—it’s a mindset.
It’s how we proved that remediation, when done right, is leadership in disguise.
Strategic Readiness & Future Application
